ADEQ Septic Inspections for Buyers

You’ve found the perfect home and need to get the ADEQ septic inspection completed for the home. Great! You’ve come to the right place!

First, prompt the seller! The Arizona Association of Realtors On-Site Wastewater Treatment Facility Addendum states that is the SELLER’S responsibility to have the septic system inspected at their expense. However, we know that is not always the case. Especially if the home is owned by a bank or other financial institution.

Helpful Tips For Buyers About The Inspection

What is an ADEQ Septic Inspection or Septic Certification? The septic inspection is a complete and thorough check-up on your septic system. It is an in-depth examination of the entire septic system, including pumping the septic tank and a flow test to the disposal field. Once the inspection is complete, a 7-page ADEQ Report of Inspection will be emailed you on the same business day! We can even copy your real estate agent and escrow company on your behalf. Escrow will file the transfer with the closing paperwork on the home. The transfer fee of $50 will be paid via the schedule arranged on the AZ Realtors Onsite Wastewater Addendum.

This report details your property information, tank status, identifies the disposal field method and reports on whether the status of the septic system is “FUNCTIONAL”, “FUNCTIONAL WITH CONCERNS” or “NOT FUNCTIONAL”. Both of the latter classifications will have suggested repairs or special care concerns addressed with the Report of Inspection for your consideration. Since Priority Pumping is a full-service septic company, we will always provide a complete estimate of any repairs that may need to happen to restore the septic system to full functionality.

We recommend that you complete your home inspection and then have your septic inspection completed, but don’t wait too long! If there are any issues with your septic system, we want to make sure we can address them and keep your closing date on track!
