ADEQ Septic Inspections for Buyers
You’ve found the perfect home and need to complete the ADEQ septic inspection. Great! You’ve come to the right place!
First, prompt the seller! The Arizona Association of Realtors On-Site Wastewater Treatment Facility Addendum states that it is the SELLER’S responsibility to have the septic system inspected at their expense. However, this isn’t always the case, particularly when the home is owned by a bank or financial institution.
If you’ve made other arrangements for the ADEQ Septic Inspection costs, please give us a call. We are ready to walk you thru the entire process.
Helpful Tips For Buyers About The Inspection
What is an ADEQ Septic Inspection or Septic Certification?
The ADEQ Septic Inspection is a complete and thorough check-up on your septic system. It is an in-depth examination of the entire septic system, including pumping the septic tank and a flow test to the disposal field. New technology with Maricopa County can help us obtain your septic permit and location map. Now there’s no need to fret about the paperwork. We have you covered. Our technicians are very knowledgeable and will walk you thru the entire process.
After the inspection, we’ll email you the 7-page ADEQ Report of Inspection on the same business day!
We can even copy your real estate agent and escrow company on your behalf. Escrow will file the transfer with the closing paperwork on the home. The transfer fee of $50 will be paid via the schedule arranged on the AZ Realtors Onsite Wastewater Addendum.
This ADEQ Septic Inspection report details your property information and tank status. Additionally, it identifies the disposal field method. Furthermore, the report assesses whether the septic system is categorized as “FUNCTIONAL”, “FUNCTIONAL WITH CONCERNS” or “NOT FUNCTIONAL”. Both of the latter classifications will have suggested repairs or special care concerns addressed with the Report of Inspection for your consideration. At Priority Pumping, as a full-service septic company, we provide a comprehensive estimate for any necessary repairs to restore your septic system to full functionality
We recommend completing your home inspection first, followed by the septic inspection. However, don’t wait too long! If there are issues with your septic system, let us address them. We’ll help keep your closing date on track.
