Congratulations on the decision to sell your home. We hope you are getting plenty of awesome offers. Now for the inspections… we know there are a lot of them and we want the septic inspection to be as easy as possible for you.

Our biggest tip…. DON’T WAIT to schedule this inspection.

The report is good for 6 months. Many times, issues haven’t presented themselves (I mean the whole system is underground)… but are detected during the inspection. Don’t delay your closing due to a last minute septic inspection. We work with your schedule and will happily walk you through the whole process.  We are here to help!

Helpful Tips For Sellers About The Inspection

You’ve got an interested buyer and you have now entered into your inspection period.

We are here to help you with your ADEQ Report of Inspection, or otherwise known as your Septic Certification. We can arrange with you directly to have your ADEQ Septic Inspection and Certification completed.

What is an ADEQ Septic Inspection or Septic Certification?The septic inspection is a complete and thorough check-up on your septic system. It is an in-depth examination of the entire septic system, including pumping the septic tank and a flow test to the disposal field. New technology with Maricopa County can also help us obtain your septic permit and location map so don’t fret about the paperwork. We have you covered. Our technicians are very knowledgeable and will walk you thru the entire process

Once the inspection is complete, a 7-page ADEQ Report of Inspection will be emailed you the same business day! We can even copy your real estate agent and escrow company on your behalf. Escrow will file the transfer with the closing paperwork on the home. The transfer fee of $50 will be paid via the schedule arranged on the AZ Realtors Onsite Wastewater Addendum. We do not collect this fee. It’s taken care through the title company most of the time.

This report details your property information, tank status, identifies the disposal field method and reports on whether the status of the septic system is “FUNCTIONAL”, “FUNCTIONAL WITH CONCERNS” or “NOT FUNCTIONAL”. Both of the latter classifications will have suggested repairs or special care concerns addressed with the Report of Inspection for your consideration. Priority Pumping can accommodate many of the repairs for you. The ones we can’t help with, we have incredible partners we can refer to you!

Again, the biggest tip of all… DON’T WAIT! The ADEQ Septic Inspection reports is good for 6 months.  If there are any issues with your septic system, we want to make sure we can address them and keep your closing date on track!
