Helpful Tips For Sellers About The Inspection
Are you in the midst of the inspection period for your home sale and require an ADEQ Septic Inspection? Look no further! We specialize in providing comprehensive ADEQ Report of Inspection services, also known as Septic Certification. Our team can conveniently arrange your ADEQ Septic Inspection and Certification, ensuring a smooth process for you.
But what exactly is an ADEQ Septic Inspection or Septic Certification? It involves a thorough examination of your entire septic system, including septic tank pumping and a flow test to the disposal field. We even leverage advanced technology with Maricopa County to handle your septic permit and location map paperwork. Rest assured, our knowledgeable technicians will guide you through the entire process.
Once the inspection is completed, you’ll receive a detailed 7-page ADEQ Report of Inspection on the same business day via email. We can even copy your real estate agent and escrow company to ensure a streamlined transfer process during closing. Please note that the transfer fee of $50 will be paid as per the schedule arranged on the AZ Realtors Onsite Wastewater Addendum. We don’t collect this fee, as it’s typically handled by the title company. We DO NOT FILE any paperwork with the County pertaining to ADEQ Inspections.
The report provides valuable property information, tank status, identifies the disposal field method, and determines whether the septic system is classified as “FUNCTIONAL,” “FUNCTIONAL WITH CONCERNS,” or “NOT FUNCTIONAL.”Β (Got questions about this, watch this video) If repairs or special care concerns are needed, they will be addressed in the Report of Inspection for your consideration. Priority Pumping can handle most repairs and/or replacements for you – as we are a one-stop septic shop with our maintenance and installations departments under one roof!
Remember, the most important tip of all is to act promptly! The ADEQ Septic Inspection report is valid for 6 months. By addressing any potential septic system issues early on, we can ensure a smooth closing process and keep your timeline on track. If you don’t sell the home in the 6 months period, give us a call. We can help with that expired ADEQ Report of Inspection.
